  • Prequalified Tenants - Every tenant must fill out a detailed application and we will conduct credit, criminal & rental histories.
  • Detailed lease drawn up and approved by our legal consultants and attorneys.
  • Florida Sun & Surf Realty Group requires certified funds for rent's collected and all deposits collected.
  • Should pets be allowed? We discuss the pros and cons with you so that you can make an informed decision on whether to allow pets and if so, what types of pets to allow on the premises.  If a pet is approved, our property management team will take a photograph of the pet and keep it in the rental file. 
  • Florida Sun & Surf Realty Group will advertise your property for lease by means that have proven effective within specific areas.  Our marketing strategies will keep your occupancy and tenant retention rates high. This includes but is not limited to the Multiple Listing Service, print, web based advertising, and signage on the property (if allowed).
  • We handle most maintenance issues and repairs.  Our maintenance and repair companies are all licensed and insured and all work done will be inspected before funds are paid. 
  • Florida Sun & Surf's property managers conduct a "move in" inspection with the new tenant, quarterly "drive by" inspections, and a minimum of one annual inspection. A "move out" inspection will also be conducted before any security deposit will be dispersed.
  • We are "aggressive" when it comes to collecting rents due.  Should eviction be necessary, we will act on the advisement of our legal consultants and attorneys to begin the eviction proceedings.
  • Florida Sun & Surf Realty Group maintains a complete, detailed report of all properties that will be available to the property owner upon request.
